Land, Leaseholds & Traditional Leadership
WHAT NON-CITIZENS SHOULD UNDERSTAND
Under Ghana's Constitution, a non-citizen cannot hold a freehold interest in land. A qualifying non-citizen leasehold may not exceed 50 years at any one time. For AASA, this reinforces an important strategy: Land does not have to be the starting point for doing business in Ghana. Our initial deployment prioritizes technology, services, professional expertise, existing African businesses, partnerships, leased facilities, and other land-light opportunities.
LAND REQUIRES BOTH RELATIONSHIP AND VERIFICATION
Land in Ghana may involve customary interests, Traditional Leadership, communities, families, government institutions, registration processes, and other legal considerations. Where Traditional Leadership has recognized responsibilities involving land, heritage, culture, or community, AASA considers those relationships foundational. At the same time, no land commitment should rely solely on a verbal representation or relationship. Appropriate Ghanaian legal counsel, land searches, surveys, documentation, registration, governmental processes, and other due diligence may be necessary.

Entering Ghana Is Different From Building a Life or Business in Ghana
ENTRY & RESIDENCE
Travelers should verify current passport, visa, entry, vaccination, and other requirements before every trip. Being permitted to visit Ghana does not automatically authorize a person to live, work, or conduct professional activity in Ghana. Foreign nationals planning to work or reside in Ghana may require appropriate work and/or residence authorization based upon their individual circumstances. Ghana also provides a Right of Abode pathway that may be available to qualifying persons of African descent in the diaspora. Right of Abode is not automatic. It requires application and government approval. Always verify your current status and requirements with Ghana Immigration Service before acting.
CULTURAL INTEGRATION
Legal compliance is only part of being prepared. AASA members should also seek to understand Ghanaian professional customs, Traditional Leadership, community expectations, local history, communication practices, cultural protocols, and the significance of relationships. We are not entering Ghana to recreate America in Africa. We are entering to build responsibly with Ghana. Listen before advising. Learn before implementing. Respect the people and institutions already there.
